Four natural alcoves have been transformed into four living areas: A large master bedroom and suite with deck, a living room, a dining area, and a kitchen, 2 bedrooms with additional sleeping loft, and second bathroom. The home has an open floor plan, high ceilings, and over-sized windows allow natural light.
Water for the home comes from an 85 foot deep well, which pumps clean fresh water at the rate of 125 gallons per minute, year around. Land is located on the Navajo Aquifer, largest in the southwest. The property comes with a state of the art solar-powered system and inverter, 24 deep cycle batteries as well as a backup gas-powered generator with 9 gallon gas tank. An underground 1,000 gallon propane tank provides fuel for supplemental heat when needed for four furnaces, two water heaters, and a gas stove. The parcel is surrounded on three sides by BLM and State land. The area is very private, with the closest neighbor being 3/4 mile away.
The front exterior of the home is stucco. The left hand (southern-most alcove) is a stick built portion in the alcove which consists of two smaller bedrooms, a Jack and Jill bathroom, hallway, and kitchen.

The construction is 2X6 walls. The interior walls are dry wall. The exterior of this portion is “cement board”. Behind this alcove is natural cave wall. It is also where the pressure tank, hot water heater and pantry are located. On the top of this structure is a sleeping loft for overflow guests.
The dining room alcove and family room alcoves have natural interior walls with the exterior facing wall made of rough cut blue pine. Windows are double pane, and insulation is of the highest grade. The master bedroom alcove has a painted interior wall. The seal against the cave (between the natural rock and the man-made structure is excellent.
There are no insects at all, and no rodents inside the cave. There are also no air leaks. Occasional minimal dust from the ceiling (a few grains, maybe) and they dust the interior like a normal house. There is not much airborne dust from the road either. The alcoves have some humidity, which is naturally occurring. The canyon is usually around 0-20% during the summer months, so a little moisture is nice! They compensate for this sometimes by cracking the exterior windows. No problem with mold, although they do crack the windows to keep a circulation of air current.
The house is a living home, because it is naturally occurring.
In the winter, the natural cave temperature remains at between 52-55 degrees on the coldest days without heat, due to the thermo temperature of the earth. There are direct vented propane furnaces in each alcove to supplement the temperature and a wood burning stove in the dining alcove.
A solar system provides power (no electric bills!) A state of the art inverter, solar panels, and 24 batteries, also have a generator. They live quite a normal life–electric refrigerator, microwave, TV, hairdryer, etc.
The elevation in the canyon is 5,690 feet, while in town, the elevation is 7,300 feet. The summer temps are about 85 degrees average, but can reach 101 degrees.

Property comes with a 12′ by 20′ bunk house with a 6′ loft and front porch, a 50′ by 30′ metal shop with a 10′ ceiling and large sliding doors. Includes a 12′ by 20′ shed.
The winter temp is about 40 degrees average, but can get as cold as 10-15 degrees. The climate is similar to Moab. The climate in town is cooler in summer and colder by 10-15 degrees in winter.
Montezuma Creek runs through the entire length of the property. The property is located on a county maintained road with very little traffic, mostly locals. The road in front of the home has an oil coat to reduce dust. There are 5 other families who live or run cattle in the canyon over a stretch of many miles. The access road to the homes is gravel for about 15 miles, and then is a dirt road for another 45 miles, which ends up at Hatch Trading Post.
Multiple other well permits which go with the property.
An average of maybe 6 cars a day drive past the house. The Monticello area is a Mecca for hunters. There is a huge mule deer population, many elk (the world record elk was taken in this county) bear, lions, and all the other smaller critters. This is a very unique area.
